The site contained a wide chalet bungalow along the fully build street frontage, with two storey residential dwellings on narrower plots either side. The property benefitted from a significant rear single storey addition and space to the side of the plot containing parking and small outbuildings. The property was in a mix of uses, both as a residential, owner occupied, dwelling and part short term holiday rental. Despite the site’s location within the Green Belt, and the Local Plan identifying the site as outside of the settlement of Writtle, J-Group identified the potential for limited infilling and re-development of the site on which the bungalow sits following demolition. An 18-month option was agreed in July 2021, following which, a planning application was submitted Dec 2021 for an infill dwelling which was approved Jan 2022. In April 2022 planning was submitted for the demolition of the existing chalet bungalow and erection of three new dwellings was approved in June 2022. The proposed development would see the erection of 28 residential units over a five-storey building. The design has been altered and amended through engagement with the Council and local community, proposing a high quality finish with space for high quality landscaping to grow to maturity, and a private play area for use by future occupants and visitors. Working with Formation Architects and MJP Planning, alongside a network of consultants, an implementable development proposal has been submitted to Sutton Council for their consideration. J-Group acquired the interest for this site and, following internal reviews of its’ potential, identified the optimum value as co-living, with market demand in this area due to the site’s great local transport connections. Following a successful and positive pre-application advice request, a development proposal for 787 co-living units contained within four linked tower blocks and one detached tower block is progressing. The high-quality co-living units would provide open aspects for all, with shared kitchen and dining amenity spaces, lounge spaces, lobby areas and a gym. The development will give back to the area by providing public access space to the Brook and providing high quality public landscape along Brook Avenue. Positioned just north of the settlement of Basildon, Pipps Hill Farm contains a single dwellinghouse, a detached triple garage and a set of stables converted to dog kennels. The surrounding area is a mix of dwellings and rural commercial uses. Following a site visit, potential was identified for re-development of previously developed land for residential dwellings. Further research revealed an extant planning permission for the retention of the use of the existing stables as dog kennels and erection of significant extensions to the buildings. Following pre-application advice, the principle of residential re-development has been established. Given the additional value of the extant planning permission, legal opinion has been provided and a certificate of lawful development is being submitted to evidence the fall-back position of the extant buildings. Following the issue of the certificate of lawful development, a planning application is targeted for submission in Q3 2023 for the erection of 7 to 9 chalet bungalow style dwellings to replace the existing and extant buildings. The proposed scheme comprises of 246 residential units in four six-storey mansion blocks along Whytecliffe Road South. Each block contains two-storey set back floors with an additional storey located to the rear. Over 30% of the units will be affordable housing. The development will also include high quality landscaping and communal spaces to encourage the residents to develop into a friendly community. The building has been laid out with a design mindful of a registered provider of housings requirements as the intended end user. Leading the regeneration of the site’s immediate surroundings, we are presenting the site as part of a holistic masterplan, promoting the redevelopment of surrounding plots. A pre-application advice request has been processed, with the Council expressing support for the principle and design of the development.
