Pipps Hill Farm, Essex

Positioned just north of the settlement of Basildon, Pipps Hill Farm contains a single dwellinghouse, a detached triple garage and a set of stables converted to dog kennels. The surrounding area is a mix of dwellings and rural commercial uses.

Following a site visit, potential was identified for re-development of previously developed land for residential dwellings. Further research revealed an extant planning permission for the retention of the use of the existing stables as dog kennels and erection of significant extensions to the buildings.

Following pre-application advice, the principle of residential re-development has been established. Given the additional value of the extant planning permission, legal opinion has been provided and a certificate of lawful development is being submitted to evidence the fall-back position of the extant buildings.

Following the issue of the certificate of lawful development, a planning application is targeted for submission in Q3 2023 for the erection of 7 to 9 chalet bungalow style dwellings to replace the existing and extant buildings.

The pre-application stage of the development will continue, with a planning application expected to be submitted in Q2 2023.
